WATER VALLEY — The Water Valley Board of Aldermen approved an amendment to the city’s building permit fee ordinance in January updating the fee structure originally adopted Aug. 1, 2006. The new prices start April 1.
The revised ordinance establishes updated base fees and square-foot calculations for residential and commercial construction, roofing work, accessory structures and signage, along with fees tied to electrical, mechanical and plumbing systems.
Under the amendment, residential construction projects will carry a base permit fee of $200. Homes smaller than 1,000 square feet will pay the base amount, while homes larger than 1,000 square feet will be charged an additional 30 cents per square foot above the first 1,000 square feet.
Separate provisions apply to roofing projects. For residential structures installing a roof of less than 2,000 square feet, the permit will require a $100 base fee, with an additional 5 cents per square foot for any area exceeding 2,000 square feet.
The ordinance also outlines updated rates for commercial construction. Non-residential structures larger than 1,000 square feet will be assessed 50 cents per square foot up to 10,000 square feet and 30 cents per square foot for any area exceeding 10,000 square feet.
For commercial roofing work covering less than 3,000 square feet, the city will charge a $300 base fee plus 10 cents per square foot above that threshold.
Accessory structures, additions and alterations exceeding 400 square feet — whether residential or commercial — will require a $100 base fee plus 30 cents per square foot above 400 square feet.
Sign permits were also addressed in the amendment. Signs measuring less than 100 square feet will require a $50 base fee, while larger signs will be charged the base amount plus 30 cents per square foot over 100 square feet.
Additional permit categories are included in the revised ordinance. Temporary structures will require a $200 permit, while permits for structural placements will carry a $400 fee.
The ordinance also establishes additional fees tied to building systems. Any construction or improvement involving new electrical, mechanical or plumbing, gas or sewer systems will require an additional $75 permit fee for each system installed.
City officials also included a $100 reinspection fee for any project that fails an inspection and requires a return visit by city inspectors.
