BUILDING PERMIT FEE ORDINANCE OF THE CITY OF WATER VALLEY, MISSISSIPPI
BE IT ORDAINED BY THE MAYOR AND BOARD OF ALDERMEN OF THE CITY OF WATER VALLEY, MISSISSIPPI:
THIS ORDINANCE SHALL BE KNOWN AS THE BUILDING PERMIT FEE ORDINANCE OF THE CITY OF WATER VALLEY.
I. REQUIREMENT OF A PERMIT: A building permit issued by the City of Water Valley shall be obtained prior to the commencement of any of the activities described herein. All
applicants seeking to obtain a building permit from the City of Water Valley, Mississippi shall
complete an application in the form attached hereto as Exhibit “A”.
II. RESIDENTIAL CONSTRUCTION: The following fees shall be levied upon all applicants seeking a building permit from the City of Water Valley, Mississippi for residential construction:
a. For construction of any residential structure less than 1,000 square feet, the applicant
shall pay a base fee of $150.00.
b. For construction of any residential structure in excess of 1,000 square feet, the applicant shall pay a base fee of $ 150.00 plus an additional $0.15 for each square foot in excess of 1,000 square feet.
III. NON-RESIDENTIAL CONSTRUCTION: The following fees shall be levied upon all applicants seeking a building permit from the City of Water Valley, Mississippi for non-residential construction:
a. For construction of any non-residential structure less than 1,000 square feet, the applicant shall pay a base fee of $300.00.
b. For construction of any non-residential structure in excess of 1,000 square feet and up to 10,000 square feet, the applicant shall pay a base fee of $300.00 plus an additional $0.25 for each square foot in excess of 1,000 square feet and up to 10,000
square feet.
c. For construction of any non-residential building in excess of 10,000 square feet, the applicant shall pay the following:
1. A base fee of $300.00;
2. $0.25 for each square foot in excess of 1,000 square feet and up to 10,000 square feet; and
3. $0.15 for each square foot in excess of 10,000 square feet.
IV. ACCESSORY STRUCTURES. ADDITIONS AND ALTERATIONS: The following fees shall be levied upon all applicants seeking a building permit from the City of Water Valley, Mississippi for accessory structures, additions and alterations:
a. For construction of any accessory structures, additions and/or alterations less than 400 square feet, the applicant shall pay a base fee of $100.00.
b. For construction of any accessory structures, additions and/or alterations in excess of 400 square feet with regard to residential property, the applicant shall pay a base fee of $100.00 plus an additional $0.15 for each square foot in excess of 400 square feet.
c. For construction of any accessory structures, additions and/or alterations in excess of 400 square feet with regard to non-residential property, the applicant shall pay a base fee of $100.00 and an additional $0.15 for each square foot in excess of 400 square feet.
V. SIGNAGE: The following fees shall be levied upon all applicants seeking a permit from the City of Water Valley, Mississippi to affix a sign:
a. For signs less than 100 square feet, the applicant shall pay a base fee of $25.00.
b. For signs in excess of 100 square feet, the applicant shall pay a base fee of $25.00
plus an additional $0.15 per square foot in excess of 100 square feet.
VI. TEMPORARY STRUCTURES: For all applicants seeking to obtain a permit from the City of Water Valley, Mississippi for construction or placement of a temporary structure, there shall be levied a base fee of $100.00.
VII. STRUCTURAL PLACEMENT: For all applicants seeking to obtain a permit from the City of Water Valley, Mississippi for structural placement, including manufactured buildings, there shall be levied a base fee of $200.00.
VIII. ELECTRICAL SYSTEMS: In addition to the fees set forth in Sections II through VII
above, there shall be levied a base fee of $30.00 for any new construction or improvements to an
existing structure which involve the installation of a new electrical system.
IX. MECHANICAL SYSTEMS: In addition to the fees set forth in Sections II through VII above, there shall be levied a base fee of $30.00 for any new construction or improvements to an existing structure which involve the installation of new heating, ventilating and/or cooling systems.
X. PLUMBING. GAS AND SEWER SYSTEMS: In addition to the fees set forth in Sections II through VII above, there shall be levied a base fee of $30.00 for any new construction or improvements to an existing structure which involve installation of new plumbing, gas and/or sewer systems.
XI. DEMOLITION: There shall be no fee levied upon applicants seeking to obtain a permit from the City of Water Valley, Mississippi for demolition.
XII. REINSPECTION FEE: An additional fee of $30.00 shall be levied as a reinspection
fee for each failed inspection.
XIII. FEES FOR FAILURE TO OBTAIN PERMIT PRIOR TO COMMENCEMENT OF
WORK: Where work for which a permit is required by this Ordinance is started or proceeded prior
to obtaining a permit as required, the fees herein shall be doubled, but the payment of such doubled fee shall not relieve any persons from fully complying with the requirements of all applicable codes in the execution of the work contemplated or commenced, nor from any other applicable penalty.
Any and all ordinances or parts of ordinances in force at the time this Ordinance shall take effect, and inconsistent herewith, are hereby repealed, and specifically Section 2 of that certain Ordinance Adopting the Southern Standard Building Code with Amendments and Prescribing Penalties for the Violation Thereof adopted on November 5, 1974.
This Ordinance shall be effective as provided for by law.
The foregoing Ordinance, having first been reduced to writing, read and considered, was adopted in whole on motion first made by Alderman Sherry Martin and seconded by Alderman Charles Harris, and upon a vote of the Aldermen as follows:
Alderman Lance Clement voting Aye. Alderman Charles Harris voting Aye. Alderman Sherry Martin voting Aye. Alderman Tommy Swearengen voting Absent. Alderman Fred White voting Aye.
The Mayor thereupon declared said Ordinance to be duly adopted on this the 3rd day of February, 2009.
